Bringing this back on topic, the OP may find the prospective LL has some queries about the proposal to pay upfront.
- Pay up front is sometimes a tactic used by people who wish to use the property for inappropriate purposes, cannabis farm, brothel and such like
- How will the OP pay for the property after the end of the 12-months assuming the OP then wishes to stay longer? If the OP cannot pass affordability test now, how will that change in the next 12 months?
Regarding the rent, if the property is advertised at £725 per month, then I suspect the OP's proposal to pay £700 per month is within the negotiating band that the LL may have had in mind. If the LL is not amenable, the OP can still agree at the advertised £725.2 -
I paid 12 months up front without considering discount or break clauses - there's a shortage in Norfolk, this was the only one available, and you have to get what you can!
