    Thanks David, I know they can order the searches with the address provided by the client, but a large proportion seem to prefer to wait until they have the title deeds, either because they want to double check the address before running the risk of ordering searches for the wrong property and wasting client money, or because they don't feel inclined to start any work until the arrival of draft contracts and confirmation that the seller is proceeding.  Obviously not all solicitors do things in that order.  The solicitor I work for will only order searches in advance of the draft contracts if the client specifically asks us to order them.
