Should I list my house now or March as planned?

Hello.

We have had a grand plan for a while now and we’ve been working towards listing our £600k house in March 2021 to sell by September 2021 but this Stamp Duty break has us worried that no one will be buying in March unless we cover the Stamp Duty.

The house isn’t in a saleable condition, not far off but not where we’d want it. We are family of five with young children so there is a LOT of stuff for the skip. Two rooms that need skimming and painting. Another two rooms that need painting. Garage door sanding and painting. The garden is HUGE and a mess. Poor curb appeal at the moment. Not to mention the roof, gutters, fasciae and soffits which need repair and paint... Lots to do!

Plus if we sell it NOW then we will need to rent until July at the earliest as we’re relocating from our children’s school but if we don’t sell it by September then we’ll have to rent indefinitely until it does 😬

Does anyone have a crystal ball please? Alternatively some sound advice will do.

    We listed last week, and agree with Doozergirl, do not want to be waiting until the New Year when goodness knows what will happen.  Not just CoVID, but No Deal as well.
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.

    The SDLT next year will be £20k. You can get that work done for far less. And, if you can find enough people to do it, it’s only a couple of weeks work. I’m wondering whether the Property market will collapse next year?

    Whether you can find something to rent with five children is another matter, and whether it’s fair to them to upset them twice by moving? But, purely from a financial point of view, I’d be putting it on the market ASAP.
    No reliance should be placed on the above! Absolutely none, do you hear?
  • What have you got planned this weekend?  Get ringing round for quotes to clear the garden, not a garden designer just someone to do the donkey work.  Same with plasterers or teach yourself from online videos if you're handy.  Get prepped for painting by sanding skirting boards etc. 
    Don't wait for an answer on here, just get cracking!  You'll feel better and it's done whenever you decide to sell.

    But in all seriousness, moving house isn't a bad thing for kids most of the time.  Mine moved 12 times before they were 16 and they've come out okay (so far, although I await the counselling bills!)
