Ballpark kitchen extension cost in W.Yorkshire

Hi Everyone,
Our kitchen has a single storey extension with pitched roof carried out by the previous owners. We'd like to extend it outwards again by a further 1.4m. Before getting official quotes what ballpark figure should I be looking for to do the following extension in West Yorkshire:-
1. Extend kitchen by 1.4m (depth) x 3.5m (width) 
2. Replace existing pitched roof with new pitched roof measuring 4.4m (depth) x 3.5m (width) with 2 velux windows.

    If its any help, we are in wakefield and paid about £1k/m^2 but that was about 5 years ago.  We had quotes above and below that though.
  • Thanks, that’s useful to know. I guess I wasn’t sure whether extending an already extended room makes the job cheaper or costlier than a plain extension. I guess the only additional work is the removal of existing pitched roof.

    For a 4.9m^2 extension including new velux pitched roof I’d ideally like it to come in under £10k to make it worthwhile. Budgeting around £20k for the actual kitchen and fitting on top of the extension.

    Small extensions cost more per square metre than large ones because there is no economy of scale.  

    It is no different to any other extension, there's no difference if the house is already extended.  There is no less work.

  • Thanks, yeah that makes sense. Not including the cost of bifolds, would you say the 1400 x 3500 (4.9m^2) extension with new pitched roof and velux windows is achievable for £10k? Or am I wildly off?

    I wouldn't be that confident of it, no, but people thinking that a few sentences and no photos is supposed to give us an idea is a bit optimistic.  It's also an underestimation of the skill and effort it takes to price something correctly.  No two jobs are ever the same.  

    What roof do you have now?  Is it an alteration or is it all coming off?

  • We have a pitched roof but it’s trussed so the whole lot will have to come off and rebuilt to accommodate the extension and the vaulted ceiling / velux windows. The roof tiles would be retained though.
