How do I get a copy of my house boundaries..not quite straightforward

I need a copy of my house boundaries as I understand there is a patch of land outside of my back gate that may or may not belong to us. On our deeds the house and garden are shaded ,but the patch of land outside our back gate is shaded yellow but is drawn within the overall boundary border. Is there a way to identify what we actually own and who would either own or have access to that said patch of land?

  • It could mean that you own the land but it's a public right of way so you can't stop people walking over it. Our house is the same, we have an alleyway that runs between the backs of all the houses on our street and the next one. We each own part of the alley the width of the house and to the centre of the alley but as it is a thoroughfare we can't build on it or stop anyone using it as a right of way.

    You need the title as well as the plan.  £3 from Land Regsitry.  The title should explain why the land is yellow.

    Often termed "amenity land" meaning you own it but can't stop others from using it.  Seen planning permission going in to "convert amenity land to garden and erect fence" so claiming back their land

    Could be.  Or it could mean that the OP does NOT own the land but they have a right of way over it.  As someone else mentioned, need a full copy of the title (not just the title plan) to find out what the shaded areas really mean.

    Crucially you didn't say what colour that border is. If it's all within the red border then you would own it, but there is something regarding others' rights attached to it. This ought to be explained in the title documentation.
    I have yellow shaded land outside the land enclosed by the red border. In my case, I don't own the yellow land, but I have certain rights over it.
