tenant with CCJ

Hi all,

I have a tenant (friend? looking to rent a room within my private bungalow. 

She did a credit score using checkmyfile and its found a CCJ from 7 months ago for £864.00 (she doesn't know what its for its probably a debt thats been bought as it is showing as LOWEL? (anyone know who Lowell is)

The CCJ is in Wales (she moved to England in 2018)

The CCJ went active 7 months ago

My concern is when she opens a new bank account its going to flag her new address to my bungalow and debt collectors will start hammering my letterbox with loads of letters and even send the debt collectors round.

I might insist she pays the debt but if bailiffs get involved what kind of money might the fees they add into the £864.00

    Lowell are a debt purchasing company, they don’t do home visits, or escalate to bailiffs, they are all costs they may not recover.

    She will however get letters yes.
    Lowell never add charges or interest to the debts they buy, they can’t as most credit agreements don’t allow for this.

    The worst that will happen here is your doormat may suffer from the odd reminder, if she chooses it’s easy to set up repayments via their website.

If you still don’t get in touch or make a payment, Lowell Solicitors could decide to take enforcement action, which might include sending bailiffs to your home"

    As of the above it says they might send bailiffs to the home? She needs to open a basic bank account in order to get her universal credit paid in so they will know her new address (they have probably got it from the credit check I did from checkmyfile)

    She already has the CCJ so its pointless in paying it as shes had it as far as credit goes until 2025?

  • Her starting point should be to check with the court what the CCJ is for as she may wish to consider a set aside to contest it, depending on the circumstances.

    It’s not pointless paying it if she owes it - why would you think otherwise?
  • I wouldn't be worried about letters that don't pertain to you. But I would be worried about her ability to pay the rent. I, personally wouldn't rent to someone with a CCJ. By thats maybe just me. I don't want the hassle. or potential hassle.
