Changing Rent Payment Date

Hi all. I'm currently renting a property that we moved into on the 28th of October last year. Our contract is ending and as of 29th October we will be on a new 12 month contract. I was wondering (if the letting agency accepts it) what the process would be to move the rent payment day to the beginning of the month? Currently all our bills come out from the 1st to the 10th except for rent which is at the end of the month. This is awkward as it falls just before payday. I'd love all the bills to come out around the same time to budget better. If I was to pay my usual full rent payment on 25th of this month (£625) then again on the 5th of (another £625) of next month - would that be possible? Or would that mean I've paid too much or too little rent? I've read about pro - rata amounts which I'm struggling to understand with regards to my situation.

I havent proposed this to the letting agency yet, and they could well reject this all together - but I wanted to see if they were to accept what the process would be.

    Set up a new bank account for bills only, standing order from main account for X amount to bills account day after payday, sorted.

    Ultimately not a lot they can do about it. Whether you pay early or late. It's largely irrelevant.

    As we are renting I think there is quite a lot they can do about it! If we was to pay late - rent arrears is a perfectly reasonable excuse to evict us - even during the contract period.

    Do you really think that paying in full but 3/4 days late each month is going to get anywhere near a court hearing? 

    Landlords wont even be getting people out for a YEAR at the moment who owe months of rent. The dice are currently loaded massively in favour of the tenant, you effectively call the shots.

    It doesnt take much digging around the forum at the moment to see threads from landlords, or people trying to buy houses with current tenants in them, who are struggling to get rid of tenants with no arrears. The courts have such a backlog they are months behind, and are prioritising cases with months of arrears. In addition the notice period for giving notice to leave has also been increased.

    Paying on the 1st instead of the 28th is at best one day late and at worst four days late a month. Nobody is going to bat an eyelid.

    I was planning on! In theory we wouldn't be paying rent late - would we? We would pay at the end of this month as normal and then 20 days early at the beginning of next month. Im just wondering if that would leave us out of pocket at any point? Or if that would be a problem for the landlord? I know pro rata amounts are usually requested for rent adjustment dates but with us technically paying "early" that would be irrelevant. But when it comes to the end of the tenancy when we move out, how the payments would work.

    As much as I'd like to just change the day and tell the landlord to deal with it I do want to be a good tenant and do things properly.

    Oh so sorry, i didnt realise you knew everything about evictions etc - hence your rather naive question....

    But just FYI - there's no way a court would order a possession for this. Just not gonna happen. 

    (not that a letting agent can ever evict anyone)

    I've allowed rent date changes, it's better for me for the tenant to be comfortable on their rent date than scrimping each month.
    Just propose a pro rate supplement to take you from the 28th to the 5th. For you this would be 8 days rent, about £160. Then you pay as normal on the 5th every month. Everyone happy unless there's a reason the LL needs the money before then (mortgage payments etc)

    And if they reject such a proposal, just do it anyway, as already said you hold all the cards
