    they'd have a field day of rear covering in my property and a FTB would run a mile.... the joys of owning an old property.

    Sorry but I'm not having that. If you aren't covering yourself against liability in this day and age then you are being a bit daft. 
    Sadly not the case.  Any decent surveyor isn't worried about liability if they're producing a fair report.  Only those who aren't diligent have concerns.

    Why would anyone take the risk of liability when they can easily avoid it with simple wording of a sentence. 
    There is no damp in the property vs the inspection showed no signs of damp in the areas that could be accessed.
