Have you got quotes for flood insurance? That might give you a clue about the risk.

Insurance isn't a problem at the moment - £130p/a. Even if I put it has flooded it does up to £1k per year which is still acceptable as a worse case. The issue is insurance company can change their mind.

My advice would be to avoid this like the plague.
A colleague of mine bought a new build near a small brook. They redirected this through a large pipe but due to heavy rain combined with the pipe system not being designed properly, the pipe blocked and caused a flood in their house. They can no longer get home insurance that covers flooding so there is always a risk that it will happen again and they are screwed.0 -
Where we used to live we had a near miss with surface water flooding many years ago. One of the contributory factors to us moving last year was the ongoing threat of developers finally getting permission to built 200-400 houses on nearby land which would inevitably increase the surface water run off area that could contribute to our property flooding in the future. I sleep easier on a rainy night now.
