Do I need insurance for leasehold flat

I have a leasehold flat which I rent out. The service fee covers insurance cost which I suppose the freeholder cover the building insurance. Does it normally cover fitting and fixture like flooring, fitted bathroom and kitchen in case there is a fire or water leak? So I don't need to buy building insurance?
It's a partly furnished flat and the content does not really worth much that i need any insurance. Is that content insurance only cover "loose items" which exclude flooring, fitted kitchen, etc? But i do want to have cover against things like third party liabilities. Should I still go for landlord content insurance in this case?
I am new in this area so some advice is appreciated.

You need to read your lease agreement to see what the freeholder is responsible for. Ordinarily they will insure the building which includes fixtures & fittings however if you have improved the kitchen or bathrooms then you may want to consider insurance as ordinarily the freeholder insurance will give you basic replacements.
The other consideration is liability cover, there are the two directions on this which is damage your tenants may do to the fixtures & fittings or if the tenant is injured my a faulty item etc... my current client at any given time has a several dozen cases of either tenants totally trashing the place or having pulled down walls and ceilings to grow certain plants.
Insurance can be packaged to include a variety of other factors as a landlord beyond the physical damage. Certainly not a clear cut case of need cover but worth considering.0
