When should our patience run out?

  • Rang the estate agent this morning and they still have no update. They are trying but can't  guarantee they will be able to get answers as they have no connection with the property. 

    The more I think about it, the stranger it seems. Why would someone not commission searches if they were a serious buyer? It's been 5 weeks. What could they be waiting for? The only thing I can think of is that they aren't 100% and are seeing what else comes up. Unless I'm missing something?
  • I wouldn't jump the gun just yet, to be honest what your going through sounds pretty part and parcel of buying a house. Given that you have struggled to find anything suitable in over a year I wouldn't be doing anything drastic that you may come to regret. Just sit tight and wait patiently, as frustrating as it is. Meanwhile it won't hurt you to keep your eye on the market for other properties whilst you wait.

    I think the thing I am finding difficult is there is no explanation as to why they haven't started the process. We were told at the time the chain completed that all parties were very keen and ideally wanted to completed in under 2 months and there was no reason why this shouldn't happen. I'm starting to think this was the estate agent trying to stop us going elsewhere (they knew we were about to offer on another house we viewed and only didn't because our chain completed the evening before full and final offers were due in.

    Their mortgage offer. When did you receive yours?
  • I guess they could be waiting for that but surely that would only be if they weren't confident of getting a mortgage?
    We've had a mortgage in place since July.

    Yeah I waited for my buyer to get their mortgage before instructing searches on my onward purchase. Their mortgage took over 6 weeks to come through.

    The people who we are buying off will be buying their next property mortgage free. They could only be waiting on their own mortgage.

    If you're particular in what you want, I would just stay in the game on this house, but keep an eye on Rightmove for anything new coming up that suits you. It could take weeks/months for something else you love to become available, so you might as well let this purchase keep ticking along in the meantime. There's no point pulling out unless something else you like is available, and you've already tried bribing your vendor to break the chain. 
  • I think that's what we will do. It's just working out how long before we decide we need to lowed our expectations and accept a house we don't like as much. Whether it's this one or another, we need to be in the house before next April. 
  • Bit of a strange update...
    We found out who the estate agent who are dealing with the sale of the property at the top are. My Father in Law knows the director of the company quite well. He rang him and apparently the director thought everything was on track and everyone wanted things to progress quickly so he didn't know why we were being told otherwise.

    I went back to the agents selling the house we are buying and they said they'd been given the info from one of the employees from the other estate agents.  Father in law is going to speak to the director again later and try and get him to find out exactly what is going on, what our estate agent was told and why they were told this. 

    So in theory, we could be back on track.
