To be fair to the OP he has just come out of those property seminars so will be pumped up with excitement about BTL opportunities in the coming crash.....but at least he had the common sense not to send the snake oil salesman £2.5k for the course!!
There is hope for this OP - we need to gently deflate his bubble!

I did wonder how Curry makes his money and now I see it's £2,500 referral fees - thank you, now I don't have to wonder any longer. His other "magic" is as transparent as it is garbage: How to make 100% ROI when the market only goes up by 10%. ONLY!!!!!! So you buy for £100,000 with a 95% mortgage and sell at £110,000 with £5,000 costs. But did anyone notice the caveat -  only10 % - it's not the 1980's anymore, what happens if your property falls by 10%? Then you own a £90,000 house with a £95k mortgage and still have the same costs.  I'm going to get some of that fantastic snake oil instead!

How about you ask the person who knows this fact is true who is going to win on next years Grand National and put your 100k on that horse
