    Alot of roads are unadopted so the solicitor should be used to this. 
    I sold my previous house with no problems on that side, the road isn't adopted and they accepted that. An old neighbour on that road is now trying to sell and their solicitor is stuck on the subject and trying to get indemnity insurance 
  • I would be worried about something else: is the property a flat or a house? Leasehold or freehold?
    Do you have to pay the freeholder/developer to maintain the unadopted road? How much? Do you have any say in how that money is spent? If the developer does a poor job maintaining the road, can you fire it and appoint someone else? If the developer increases its fee by 10% every year, do you have any actual recourse or do you just have to suck it up?

    There are lots of terrible experiences on this.
