I would never buy a house next to the tracks because I'd be afraid it would be too hard to sell.
I have seen first hand how a property close to railway tracks, but very quiet, got fewer viewing and took much longer to sell than a couple of other very similar properties nearby, which overlooked fairly busy roads (including one to a hospital with ambulances all the time) and were much much noisier.

Maybe it was just bad luck and wasn't representative, but it made me very cautious.
