    Have you changed EAs, or at least threatened to do so??

    I know my ex had real difficulty in flogging her flat in Bristol last year, and it was only when she moved from sole to multi-agent, that the original agent extracted their finger from their ear. Net result was that the original agent had a full asking price offer for her in a week.

  • I was going to follow it up with a 3rd post suggesting you keep the price exactly the same, but couldn't be bothered; we get many posters asking why their house won't sell, and it always end in OP being told to drop the price.

    You should spend some time on the debt forum. They might even find a way to avoid you having to sell the house.

    Dropping any more via an estate agents now is a guranteed loss.

    You could play so that you hang on until you are reposessessed.

    If the bank repos, when they sell it they have to try to get best price for the place. that said,the bank should be doing everythinhg they can to break this even, so they should be marketing it at 90, after all , they want thier cash back.

    It is certainly worrth discussing in further detail whether its best to let the repo run its course. Your credit rating i expect is shot to bits, so avoiding the repo- would it really do MUCH more damage???

    if the place is repod, the bank trys for best price. If they get MORE than you asked ( which DOES happen on repos) the bank HAS to give you the difference, if there is some ( after fees & charges)

    OP stated mortgage only £53,000, that's all they will be interested in getting back, not the £37,000 unsecured.
