Modular Extensions: would you do it?

We're about to extend our home and need to decide whether to go with a standard construction, or a modular extension. The company we're speaking to about the modular extension say that their extensions offer the same (40yr) guarantee as a standard construction, and are approved by all the major mortgage lenders, but does anyone have any experience of this? Yes, it's going to be considerably cheaper and faster to go the modular route, but my worry is that it may cause issues later down the line when we want to sell our house. I can't really find any non-biased info only (it's either standard construction companies lamenting the modular business, or modular extension providers singing their own praises), so would love to hear some real-life experiences...

    I would merely note that what is approved by a mortgage lender now may not be in a few years time - for example the current cladding problems.  What does your archtiect or other designer say about your particular circumstances?
