End of tenancy and self isolation

I have been on a one month rolling contract and given my landlord notice. What happens if my household has to self isolate just before the tenancy end date? Presumably we cannot move out. What should then happen with rent after the agreed end date? What if there are new tenants due to move in immediately. The latest gov guidance for landlords and tenants doesn’t appear to answer this.

    Unless they have changed the law to take account for it, then it will mean your tenancy ends when it was supposed to end. You could always try and negotiate an extension with the landlord though.

    Surely it's pointless worrying about it as it hasnt happened yet. No different to "what happens if I fall down some stairs and break a leg and can't move", if you spend you life worrying about everything and anything you wont get very far.

    You would move out on the due date and self isolate at your new address. Assuming you are not planning on moving your possessions on public transport, it should be possible to move without coming into contact with others.
    You can remain in the property after the expiry  of your notice period, and wait for the LL to evict you, but you will be liable for their expenses if you do.

  • If you stay longer than you have paid for, you'll of course have to pay rent for this period. 
    If you can move without coming into contact with others, that'd be the way to do it - then you're not impacting the people expecting to move in on a certain date.

    Double rent would apply if you give notice and then fail to vacate by the due date.

  • It would be best all round if your landlord could be understanding of the public safety need and allow you to finish out your isolation period at your normal rent for the extra days. 

    Responsible landlords don't have tenants back to back anyway because they know they need to allow time for any repairs/redecoration/maintenance inbetween.
  • I'd say it's something not to worry about - because it's outside your control. 

    Just bear in mind to avoid any requirement to "self-isolate" by not entering any place that demands one of those code things to enter (even if it means you have to find an alternative pub etc instead that just lets you write your contact details on a piece of paper). Many people don't have an up-to-date smartphone anyway and so can't give a code anyway.

    Bear in mind I gather that these codes "log you in" when you use one to get into a venue - but it appears they don't "log you out" when you leave the venue subsequently. So you could go in somewhere at 6pm and leave at 8pm and not get "logged out" by the system until it automatically does so for people at midnight. If someone who has Covid comes in after you have left there doesn't seem (from my understanding) to be any mechanism in place that would only notify people that were there/subsequently arrived only after the person with Covid walked in iyswim. They come in at 9pm - and even though you left at 8pm - the system notifies you you've been in contact from the way it appears to work.

    So minimise your chances of that happening by only doing paper sign-ins (if told to) and no QT codes just in case this glitch catches you out for nothing.

    Apart from that - if you do land up getting it (most unlikely) then you'll have to substitute any arrangement you've made that doesn't feel suitable to you to match Government things - eg swop from a driver driving a van to booking a self-drive van instead for instance.
