Mortgage broker lying

Someone please give me some advice. The mortgage broker from my buyer (buy to let buyer) keeps saying the buyers mortgage has been approved. It plainly hasn’t been as no mortgage offer has been received by the buyers solicitor. The mortgage broker has even emailed the estate agent to say that the mortgage has been approved. But it hasn’t as we are still not getting anywhere. The buyers solicitor has said he is still waiting for the offer.

This has been going on for 3 weeks. Can a mortgage broker lie like that without repercussions?

  • What makes you think the broker us lying?

    I emailed an agent today telling them the mortgage was approved.  Doesnt mean the offer has been issued, this might take the rest of the week to work its way through the systems. 
    I had an offer a few weeks ago and it just never got to the solicitors.  I had my copy, the client had their copy... but the solicitor just didn't get it for some reason.
    Or maybe its approved subject to valuation? 

    If a broker was going to lie they would probably lie about something not so easily disproved.

    Well that is not an indication that it hasn't been.      Why do you think it is?

    The buyers solicitor has said he is still waiting for the offer.

    It could be a week or two (or possibly more) before they get it.

    No. 

    But there is nothing you have said that suggests the broker is telling lies.  Just an incorrect assumption on your part.

  • But the buyer has not been advised either yet. Either verbally or with paperwork. I phoned mortgage provider to get a general idea of how long it takes to get an offer out and it’s 2-3 days. 
    we have now been waiting for 14 weeks for the mortgage to be approved. The mortgage provider has said it takes normally 6-7 weeks for a buy to let mortgage to be approved. And was surprised we have waited 14 weeks. Survey was done end of June?

    That's not a question anyone here can answer. Ask your solicitor.
  • So we have been waiting 3 months from survey. We have a screen print that survey was done (from mortgage broker) but he won’t give a screen print of approval to the estate agent. We are just thinking of pulling out.
  • It seems to strange to ditch a buyer who has his mortgage ready, in preference to starting again with someone who has to go through the whole process. 
  • Survey was done on 24/06. We have prove of that. But mortgage isn’t ready after 14 weeks according to buyer who hasn’t been told and solicitor who also hasn’t been told.

    I heard a rumour that there's a bit of a bug going round. 

    You may have noticed that normally straightforward admin is taking a long time.

    If that is because you imagine a normal residential mortgage would have been faster you may need to adjust your expectations.
    Read a few of the threads from other buyers on here and look at how long they are taking from start to finish.
