Isleworth - Hilary drive, near Mogden plant ... Any suggestions?

Hi, 
We've zeroed in on a property but it's in Hilary drive - south east of the Mogden treatment works. Also, we talked to a few neighbours and they said the smell isn't noticeable except odd days (super hot, humid) depending on wind conditions.
Any thoughts or ideas if we should avoid it at all cost as it fits our budget and it's a good gated estate.
There have been few properties which sold recently so I don't see it is going to be a big concern selling it in future.

    If you like the house and like the area other than the proximity to Mogden, then they are good properties there because the prices reflect what you have identified as the drawback.

    Like any of these places, there is an "action group" for whom Thames Water and other local influence bodies can never do enough.  As far as I am aware, the "action group" has been much quieter of late.

    I would suggest that what the neighbours have said about "the smell isn't noticeable except odd days (super hot, humid) depending on wind conditions" is mostly correct.  Though, oddly, it has been slightly more odourous in the area west of the works in the last couple of days - that is something that will pass quickly, and possibly indicative of the close, humid conditions or, maybe, something not working as it should.

    Thames Water have done a massive amount to reduce odour nuisance over the past few years and most of the site operational works are now covered or enclosed.

    If you are concerned about the odour, there is a very pleasant footpath that runs right through the middle of the site from Tesco to the Royal Oak.  Take a walk along there a few times, different days, different weather and different times and see whether you find the conditions to be an issue or not.  Also, walk around where the proposed house is to see what that is like at different times.

    Personally, I would not let the presence of Mogden affect my decision in a negative way.

  • A friend of mine used to live in Ploughmans End and  the smell was very noticeable at times.   That and the planes of course!

    Recently, the action group have been quiet, so that could be a good thing.  I think they were called the MRAG (Mogden Residents Action Group).  You could look them up online and see what they are saying at the moment.  You need to accept that whatever MRAG say, it will be painting a far worse picture than reality.  It will still give you a point of view to consider though.

    thanks. Did also check with neighbours and some tenants. They mentioned it's about dozen times a year but the issue is not very noticeable compared to previous 5-6 years

    S-I-L lives the other side of Mogden to Hilary drive and actually shares a fence with the treatment plant!! I've never noticed any problems when visiting regarding smells. But boy do the planes annoy me!!
