Few viewings but no second viewings or offers

  • As others have already alluded too the market for a one bed flat at the moment is going to be almost none existent. People are working from home so need more space and people are valuing their own private outside space more after lock down.

    On top of that your price looks very optimistic and probably wants to be a good £10-15k cheaper looking at recent sales, and to be fair they were pre covid so your price drop may need to be even more!

    The photos also make the flat look very small, your have too much furniture and "stuff" in the flat. Can some of it go into storage until you move? 

    In your shoes I would be taking the property off the market, having a huge declutter and rearrange the furniture to make the most of the rooms, then remarket with a new agent at a more realistic price and get some much better photos taken of the property. 
    Not sure how people who couldn`t afford more space before lockdown/recession can magically afford it now? Surely they would already have the garden in the "good times" if they could afford it? Wanting something doesn`t translate into being able to get something, especially with deposit requirements and mortgage rates rising. 
    The OP clearly can. Why not ask them how?

    Are you suggesting that no one will move due to lock down and a recession that in all likelihood will officially end next quarter?

    Despite what you seem to believe lockdown didn't affect everyone badly. Some people did quite well out of it and will have been able to bring forward their home moving plans as a result.

    Regardless of which your trolling really isn't giving the OP any answers as to why their property isn't selling.

    Lost you a bit there, the OP who is struggling to sell their flat can afford to buy more space, is that what you are saying?
    The OP`s property isn`t selling because it is too expensive and we are approaching a major financial crisis, that is my opinion and I don`t know how it could be any clearer, labelling different opinions to yours as "trolling" probably isn`t helping the OP very much either?

    Did you think that perhaps people who were considering a 2-3 bedroom flat with no outside space might now want a 1-2 bedroom house with a garden instead for the same price? I thought not.

    What about people who could afford a house, have stable jobs, before lockdown  were renting but whose priorities have changed and now want a garden or a bigger house, want to live out of city centres, want to settle down, etc etc
    Therefore no longer want to rent but want to buy? 

    Unless of course you are suggesting that no one who can afford to buy rents?

  • I just asked for some advice not an arguement please! I haven't said I'm not taking any advice on board, it has been helpful so thank you to all helpful answers. The market is varied but I just want to make sure I'm not doing anything particularly negative that prevents it from getting viewings from the people that can afford it!
  • Two things imo: 
    Drop price
    Better photos - yours don’t sell it and make it look cramped 

    After that it’s waiting and hoping but the two things above increase your chances I believe

    Looking out  3m for any 1 beds
    £165k  May 1bed semi 
    £148k March 1bed terrace 

    look at what's been selling
    within 3 miles for sale/SSTC
    price <=1b  2b+
    0-150 2/05 1/00
    0-200 3/15 6/23
    out to 5miles
    0-150 4/08 1/01
    0-200 6/23 10/36

    If you look through those it looks like people buying up 1bed houses and 2 beds even if they have to pay a more.

    looking at the map view for anything upto £150 and toggle the inc SSTC
    There is more 1b activity about closer to Bristol

    Any compelling reasons for people to need to live in your area?
    What price do you think will attract people?

    That last sale at £129k you were asking 16% over that still 12% over maybe people don't think you would listen to an offer closer to the last sold price.
