  • @davidmcn they said the sellers solicitor will be sorting it with the management company whoever that is then sending back to my solicitors so can’t advise a timescale ...

  • I have but it didn't take that long, and I had a chain of 2 covenant (Green land > Developer/Management Company > Me).

    The terms of the covenant were given to me as part of the draft TP1 Land Registry document which was provided almost immediately when my purchase process started.  It is a draft because technically it is not required to be sent till after completion.

    A month later the solicitor gave me 2x contract to sign.  They were 1 pager of declaring that I accept terms and officially take on the terms.  Main thing was a bill from the developer's solicitor charging me to produce these 1 pagers and my solicitor charging me extra for dealing with this.  Talk about double whammy.

    If you want to get an update and move things along...

    • Contact the seller (maybe via the EA), and ask them to contact the HA to ask about progress.

    • If the HA tell the seller that they have dealt with it, and it's back with the seller's solicitor, ask the seller to chase their solicitor

    • If the seller's solicitor says they have dealt with it, and they are waiting for your solicitor, contact your solicitor and chase them.

    im in constant contact with the seller who is as annoyed as me he keeps getting emails from his solicitor saying they are still chasing and mine keep saying they are chasing his solicitor 

    feel like we are getting no where :( as soon as this is done we can complete 
  • I had to have one for my recent purchase but it was just done alongside everything else so no idea how long that particular piece of paperwork took. It seemed a pretty standard document though so I wouldn't have thought it would take too long! Unsure what yours is actually needed for though, so difficult to know how long it might take to draw up! 
  • Apparently it’s all done now and has been sent to my solicitor (spoke to vendor) problem is now my solicitors are ignoring every email I’ve sent 5 in 3 days and the main one is out of office... arghhhhhhhh

  • pdate. Still waiting for the deed of covenant to be able to exchange.

    Took it in my own hands today to contact the management company - apparently I should hear back within 1 working day so I guess today or Monday. I’ve emailed my solicitor they are probably not happy that I have done this... I’m fed up though 4 months of conveyancing and no completion date?!

    Well at least you know where the delay lies. Whether that puts you off the purchase though is a personal decision.
