Well done, the vendor may have made a mistake but that's there problem to worry about. Don't go to auction if you're not prepared to sell at the reserve!

Every auction i am aware of the property is good as sold when the hammer falls wheter its phyiscal or eltronic - seller does not honour buyer sues for damages and vice versa should sell pull out - its the whole point of property auctions, fast selling, no messing.
