    have been in our bungalow over 20 yrs  never had  an epc rating  listed on our bungalow   and none listed on our address with government  do we need one
    Unless you are planning on selling or renting out the property, there is no requirement to have an EPC.

    Been *here for a lot more than 20 years (before an EPC was even a thing). Never had one, and don't intend to get one anytime soon.

    Treasure the moments that you have. Savour them for as long as you can for they will never come back again.
  • Nothing to stop you explaining you'd like a new one, why etc & that you'll be happy to pay for it (there really cheap in comparison to what you'd buy for..)

    See what vendor says: If they decline you've got your answer (- there are problems & issues - ) and it cost you nothing.

    If they say yes, proceed & see what it says...

    (NB When I have them done for rented properties I make sure all bulbs are leds etc.. - suggest you don't for this..)

    Only if you want to sell your property. If not, dont worry about it! If you do want to sell, you’ll have to get a EPC done before you can start marketing the property. They cost about £100.
