Renting my garage - some advice and rental template please

Hi,
I'm considering renting out my empty garage.  It's in a block behind my house on a private housing estate, and has no electric.  It's only 2.4mtr wide so I'm just hoping someone wants to store a small to medium sized vehicle.  However, I can't be sure that the garage is water tight, but I can securely lock it.

Does anyone have a template I can use please?

Has anyone rented their garage out?  If I can't rent to someone I know under some gentleman's agreement I'll have to advertise publicly.  I've no idea what to charge really.  I have looked at rental costs in my area and they range from £40-£80 per month.  

Do I take a deposit, and a couple of months rent up front?  I'm really hoping for some good advice here.  I can already think of some things which could go wrong!!!

It's in an area of outstanding natural beauty - AKA Dudley, West Midlands. :)

  • Thanks.  I did come across that in my search but thought it was a bit wordy for what I need.  It does download, but I may also edit bits and add some bits.

    You need to ensure you don't accidentally create a tenancy (and give the licensee security) and for that reason I wouldn't use that template.

    Thanks. I’ve just looked more into it. All of the templates i‘m seeing mention tenancy. When I’m advertising I’m thinking of putting that it’s for rental exclusively for storing a vehicle.

    i may have to draw up my own rental agreement.
  • Do you currently have any form of insurance that covers the garage?
    If so, you would have to advise the insurance company of what you propose and see what they come back with.
  • Be careful you don't rent it out to someone who uses it to dump commercial waste then disappear.

    Don't limit it to a vehicle, lots of people use garages to store stuff in. When I repaired domestic appliances for a living many of my colleagues kept their stock of parts in rented garages.
    Tall, dark & handsome. Well two out of three ain't bad.
  • As the garage is in a separate block I doubt my house insurance would cover it.
    i wanted to limit it to a vehicle for the reason that stragglebod has highlighted.

    Would it be standard to ask proof of address from whoever is renting or am I going a bit OTT?
