This website will give you an indication of area to stay clear or live in - the depreviation index goes from super red (avoid) to super green (nice places but likely more expensive properties)

Thank you. I'll check it out.
Hmm.  It doesn't reflect house prices, it more more reflects social mix.  Edgbaston is light green - meaning that the least deprived areas there are balanced by the council estates within Edgbaston.

The side of the street I live in is showing as the the least deprived.  Really, it's just suburbia with low density of housing and very similar house types.  Not the most expensive area but certainly not deprived either.

I don't that map helps with an awful lot, to be honest.

I know the south side of Brum so I'm out of catchment for your husband's work.  Could he catch the train?
Majority of Brum looks red 😬
I think a few areas in South Birmingham should work 😊

    Hi
We're planning to move to Birmingham soon. I work in Harborne and my husband works in Leicester so it should be within at least 40 miles for him and 20-30 mins drive for me. I'd really appreciate if you could suggest some safe places in and around Birmingham with houses under £250K for us. We're not worried about schools but prefer a nice community.
    Thank you in advance.
How many bedrooms are you after? Coleshill and Water Orton are in the right geographic area and near to the M42 but they are near the planned HS2 route so check to see how near.
Looking for a 3 bed. Is that too much to ask for?
I saw quite a few on Rightmove but again, we don't have enough knowledge about the localities.
Coleshill  may work Water Oeton likely too pricey. Don't  know Coleshill well enough to say which are the good and bad areas plus you are right at the limit of 30 mins to Harbourne. To be honest hard to think of many areas that would work for the commutes
Honestly, anywhere in and around Birmingham should be fine for me, not too fussed about the 20-30 mins commute.

I don't know Birmingham that well to advise but I am from the Warwickshire area. Have you considered the outskirts of B'Ham, like Solihull? And some outer parts of Coventry like Meriden, Balsall common are quite nice, although maybe a bit far out?
Checked Solihull but not Coventry. Will definitely take a look. Thank you.

You can forget a house in Solihull for less than 250k.
    I think you're mistaken

theres 192 results for 3 bed detached/semi/terraced houses for under 250k in Solihull

There's some pretty riffy areas that fall under Solihull.

OP, just looking at commute times, I think you're better off looking at commuting time rather than the number of miles from Leicester. The closer you get to the motorway, even going South, there's little impact on travel times.

I was thinking of Stirchley & Cotteridge but also of Longbridge or even Catshill in Bromsgrove as it's bang next to the motorway.

Harborne is an interesting place to have to commute to.  Parking is a pig.  Are you at the hospital?

Everything that is supposed to be in heaven is already here on earth.

But you can't discount all those 192 properties on the basis that that theres a few rough areas.

If you stick Solihull into rightmove it appears to pick up anwhere covered by the council including Chelnsley Wood, Acocks Green and Marston Green. None of which would be considered  Solihull by locals.

Then I would probably focus on the Coventry area. Generally better value than Birmingham or Solihull and close to the motorways. Doozergirl is right you need to look at commute time not distance as it depends on the route. I am 45 miles from Leicester but it takes longer than an hour because there is no direct road and I have to detour to get to the M6 or go cross country

Both Chelmsley wood and Marston Green both come under the borough of Solihull

Acocks Green is Birmingham and right move does not include that area in a search of Solihull (although it is just bordering Solihull)

What locals perceive to be part of their Borough and what technically is, can differ somewhat
