    , is the process taking a long time because of differing legal opinions between solicitors?
     I'm making an educated guess that work load and annual leave has caused a delay. The vendor may have kicked off which in turn has had someone running around gathering together large amounts of paperwork. A wad of which fell through my door in the past 24 hours. There is no money in the pot to change solicitors again, it really is a case of progress as we are and be aware of any shenanigans; or pull out and take a six month sabbatical.

    Why didn’t you have the homeowners survey undertaken at the same time as the lenders valuation? As will delay matters and incur you with additional cost.

    The lender carried out a desk valuation free of charge. They didn't require a survey.  Each time we went to arrange our own survey, an issue arose: solicitor was sacked etc. so it was pushed back.

    How does the solicitor being sacked have any impact on you arranging a survey...?
    If the 1st surveyor you approached was delayed why did you not simply instruct a different  surveyor?

    As I said in my first post, 'For various reasons'. The vendor was thinking of hanging on to the property as a rental, and we were struggling to find another solicitor who could handle video calls (I'm confined due to health issues). Delays in the mortgage, problems obtaining various financial information. Once all that was sorted, I was just about to organise the survey and the present situation comes to light.  None of the stars appear to have aligned.
