Taylor Wimpey new build -2.4 yrs old Roof tile broken and fell off, edge tiles poped out

Dear experts,
I would like to request some help and suggestions for my issue and i believe someone might have faced similar issues in the past.
I moved to Taylor wimpey new build property and 2 yrs warranty period over on June 2020. Few days ago, one of the roof tile broken and fell in front of drive. I contacted Taylor Wimpey and they say they are not responsible for this any more and asked me to contact NHBC. I understand new build quality is not great like old build due to poor quality and optimisation of every task or money spend on new build. But i never expected it can cause problem before 2.5 years.
What should i do now to fix the broken tiles and fix the popped out ( 4 or 5 ) edge tiles with NHBC?
From what price NHBC will cover if roof is included in their 10 year warranty? from what minimum excess cost they would start covering?
If NHBC do not cover, shall i use Home insurance to fix this?

Thanks

For fixing a few tiles it's probably a cheap roofing job, not really worthwhile banging your head against a wall by trying to claim via NHBC (and I suspect it's not covered anyway). If you think it was shoddy build quality then it's not a home insurance matter - that's for storm damage / flood / fire etc.

This is not a home insurance matter either.
It is the cost and responsibility of owning a house, something breaks, you fix it or pay someone else to fix it.

The first thing is to get a roofer to look at it and quote to fix the underlying issue. I have never had to claim from NHBC, but I don’t see why it’s a major problem?
No reliance should be placed on the above! Absolutely none, do you hear?

They only pay if the claim value is over about £1700. So, if it’s just a few tiles, you’ll have to meet that cost. If the whole roof needs redoing, they’ll pay for it.

NHBC have a minimum claim amount which will be detailed in your cover documents that you received when you bought the house. The cost to replace a couple of broken tiles and a few dry verges certainly won't be enough to meet that minimum claim amount.

As a home owner you are responsible for the upkeep of your property so find a local roofer and get them to come and replace the tiles. It won't be am expensive job.
  • Unfortunately roof tiles can be dislodged by birds or high winds. You have to pick up the cost of this.

Climb a ladder and replace them.
  • Dear all, Many thanks for your valuable suggestion to fix issues with roof. I will hire a local roof contractor to have a look and fix it. I thought new build houses should not have problem with roof or structure for atleast 10 years. But saw few posts here and every new build owners complained about roof due to poor or loose fixings.
