Oh, and if you stick with what you have and go 'combi' at a later stage, the alteration to the pipework is straight-forward, so you shouldn't have to keep anything exposed that already isn't.
The CWS and cylinder are removed, and the rising mains connected to the existing cold pipework. Likewise the new hot flow from the combi just needs teeing into a hot pipe. This will likely happen down in the kitchen where the boiler is. Peasy - even I can do it.
Once you move in, get a good local plumber to check your existing system for the use of a shower, and also your incoming mains for the potential use of a combi. Then you can decide. If your incoming mains supply is pants, for example, you may be better off keeping what you have.1
