Good morning. Im hoping someone can shed some light please. So our halifax MA sent an email on Wednesday morning to say all income & docs are verified and that it was being passed to the underwriter for decision. Valuation was fine & priced correctly. He then sent another email 10 minutes later to say that they have given him a complete timescale of 1 day and 23 hours for decision which would have took us to Friday. Friday at 3.30 MA emailed to say he was going home and hadn't received anything back. Checked credit files and there is no new checks on there for the last week. In total we have seen 1 hard search and 4 soft searches over the time from AIP until Aug 28th. Does halifax always do another credit search as I was hoping when I see this I know there working on it. We use mycreditfile.co.uk which checks all 4 agencies but also use credit karma too. So so nervous as its had delays already and our seller is really pushing as he lost his first buyer at the final stage before. Thank you

Thank you for this, I thought they would definitely do another hard search but it gives me hope that they are actually working on it and just slightly delayed due to workload.

My application went in on 13th August, and the hard searches were done the following day with soft checks on a few days afterwards. A week later my broker told me it had been passed to underwriters and it would be minimum 7-10 days before I heard back. 8 days later they reported discrepancies with undisclosed credit. On further investigation it turned out my credit report hasn't updated for a few months and there was about £4500 more credit on there that had since been paid. Gathered all the evidence, and my broker resubmitted the application on Wednesday 2nd September. It was accepted by Halfax but had to be passed back through the underwriters due to previous discrepancies. My broker told me to expect another 5-6 working days from then. No further searches though.
On 1st application my broker told me to expect 3-4 weeks. 4 weeks will be this Friday so they'll be bang on with their estimation if it comes back from the underwriters this week.

Hopefully as our credit rating is very good - although we was rejected a mortgage before by west brom as my husband works for my ltd company they wasn't happy with the make -up of our income although all paperwork & HMRC docs match and he has worked for me since 2018.

I'm applying in my own name due to past defaults on my partner's file. Using the help to buy scheme in scotland on a new build (just under 30k) and a deposit of 33k leaving a LTV of 68% for the mortgage. I earn 30k/year on my own and my credit rating is excellent, I do have a loan which I pay and a couple thousand pounds on different things but no missed payments. The discrepancy was all they flagged up so I have my fingers crossed it should be fine now they have the evidence... but you never know. Hoping we don't have to reapply elsewhere now lenders are adding on restrictions left right and centre. MA reckons Halifax accepting the 2nd application is positive news.

We're first time buyers and our house hasn't even been started yet so I guess there's no huge rush that way, but I can't even imagine the pressure if we were in a chain because I'm barely coping now with the not knowing! It's horrible. Good luck to you too, hopefully we both have positive news soon!

So were on day 7 of 'at the underwriters' and we just received some more questions and answered straight away
Questions was - did we take holidays on mortgage & why.. which we took 1 month until furlough was is place
    - MA said it goes back in the que now again for the underwriter to look at, when asked for a time scale he said he doesn't know as the ques are huge.  😬
    This is with Halifax.
  • My application went in last week Friday. Desktop valuation today. Havent heard anything since..  only a call on Monday from Halifax which my broker found a bit strange. They just wanted to confirm a few details.

That is a bit strange as you have a broker they usually contact the broker. Our full application went in 7th August and its been a nightmare - im just thinking positive that its not a 'decline' as of yet but I have heard of it going to underwriter again then they decline it?
