Hertiable Estate in Scotland
My late mother's house is registered in the Register of Sasines. I have the Search Sheet number and the date it was registered - is this all I need to write on the inventory?
Or do I actually have to see the deeds and document more information. And if so, what sort of information?

According to the notes all you need to To do is list each item of heritable estate (land, houses etc) in Scotland, giving sufficient detail in the description to allow each item to be recognised as a separate part of the estate.
So all you really need to do is write House followed by the address.1 -

The answer is it depends on who in the Sheriff Court looks at the documents and what mood they are in on the day.
The problem with saying 27 Main St, Laurencekirk is that in the past say the person who has died may have sold the garage to the next-door neighbour but it is still on the original plot of that person’s house.
Just the address is not in all cases an open and shut description. If possible, you want to get the paperwork when the house was sold to the person who has just died and try to do something like this. That was accepted in Aberdeen Sherriff Court in August 2020.
3 Bray Court, Stonehaven, AB39 2GH being the subjects described in the disposition by David D Wilson in favour of Mrs Agnes Joans and detailed in the Land Certificate in the District of Kincardine, Certificate Number KNC803459.
The next line should say
There is no other heritable property in Scotland.
In saying that you may well get away with just using the address of the property.

If you go to hereSearch for the post code, you will get the properties in that area and you should get the number quoted above if the property was sold in the past say 25 years that is Certificate Number KNC803459. In the post above.
