Hi, I am in the process to sell my Freehold house. There is a management fee paid yearly to a management company to maintain common areas. Now my solicitor is asking me to pay £200+ for freehold management pack..? I am keen to understand if this should be paid by me or my buyer? whats the use of this pack..? When this will be useful..? Thanks.

Yes you have to pay for it - it is details of the charges, summary of accounts etc. for the vendors solicitors to check and advise their clients if there are any onerous terms etc.

£200 is a good price to be fair.2

It also shows the state of your account and allows any prepaid charge to be recouped by your solicitor as part of the completion, and for your buyer to be sure that you have paid what you should have done. Like the others said, you pay for it and it's important to request it as early as possible because they can take several weeks to appear and might hold up your transaction. Mine was around £350 plus VAT IIRC......1
