Sarking/Roof Felt Replaced - quote?

I have had an issue with rainwater streaking down the side of my property for a while. After replacing the guttering the issue remains and seems to be coming from between the guttering and the eaves in a small area. Somebody very helpfully suggested on this site that the sarking would need replacing which after some research I think is the problem. I have never heard of sarking before however I am having someone out to look at it this week and give me a quote for repair. What quote should I expect and what is the cheapest method of repair (sarking or plastic eaves support for example). I intend to stay in the property for another 2-3 years so whatever I can get away with for this time. Thanks for any help.

    i doubt very much that the sarking is the problem as you have described it?
    if it is, then expect a large bill. the roof tiles/slates will have to be lifted and the sarking replaced.
    depending on how much is to be lifted, its difficult to give any real guide price.
    but you can reckon on 120/200 per day in labour alone.
    plus any scaffolding costs.
    there may be breakage of tile/slate cost too. but the felt is not very expensive though (10 quid per roll).
    Get some gorm.

    Why do you not think it is the sarking? The guttering is ruled out as a problem and its not the downpipe. It is coming from the end of the roof in one small place (covering 2 tiles) and water is streaking under the guttering itself when it rains. What else could it be?

    As I mentioned it is a small area - can't be more than a few tiles across. Can't this be done with a ladder?

    if the rain is reaching down to the sarking and then running off down the walls, then the tiles or slates need to be looked at.
    (ladders are now banned for jobs such as roof work).
    (new HSE rules).
    Get some gorm.
  • Had a builder/roofer around today. Anyway he found a slipped tile (by 3 inches) directly above (well by about a metre) the leak problem. This has been put back into place. There is no other indication of where water may be getting in. So I am hoping this was the problem which was allowing water until the tiles and coming out under the guttering on the fascias. And yes my sarking is a little rotten and does not extend into the guttering - so congrats andrew! Anyway if the tile doesn't fix it - the job has been quoted as £500 for scaffolding and about £600-£700 to replace the entire row of tiles and sarking. Grim - so fingers crossed. I also had my rotten window sill sealed and treated as the one wooden sill was directly under the leak allowing damp to penetrate.
