House selling advice - change EA?
First time seller looking for advice. My property has been on the market for 5 weeks and during that time approximately 10 viewings have taken place however no offers have been received. Similar properties in the area have received offers.
I
have raised it with the EA however their response has been reduce the
asking price.
The feedback on the viewings have been generally
positive. The back garden seems to be the only negative as it is on a
slope. Another EA sold a similar property on the street a few months
back and they just received an offer for another similar property in
the same price bracket as mine (albeit no chain on this one).
I have been thinking whether I should change and use the other EA or should I be patient and stick with my current one? Any advice welcome, thanks!

5 weeks is not long. And 10 viewings suggests the EA is doing their job - getting bodies through the door.No EA can make someone whose viewed buy though - something is putting them off.It may be the sloping garden (many people won't like that), or just other minor things that make what sounds like stiff competition locally look more attractive.Do what you can to make the property appealing, be patient, and consider a price reduction in a few more weeks.How long are you tied in to this agent?0

You talked about similar properties in area receiving offers, but is house competitively priced, in comparison to houses on street, after taking into consideration the sloping garden?0

I believe so, the EA valued my house at that price. Nothing much wrong with the listing - and, as has been said, it's doing its job of getting bodies through the door.
So the question is what they're seeing once they get there that doesn't accord with their expectations?0 -
What was the agents rationale for reducing the price, do you disagree with them or think the price is fair for the area?0
