            In the last recession we failed to get what we wanted for our house, which was the sale agreed price before the Northern Rock debacle at the beginning of it. Indeed, we ended up chasing other wobbly buyers and achieved 16% less.We didn't have to move, but sometimes life situations make pushing on with things much more attractive than hitting the pause button.If I learned one lesson, it was that being slow to acknowledge a changed situation means you are left behind.             Asking prices are not sold prices, so if someone thinks the right price for the house over the road is £350k, it is likely they will think that yours is worth less than £340k. That seems to be happening so far.
 The listing has been on a while, lockdown did not prevent people from looking at Rightmove, and viewings have been going on for months now.
 A price cut to £325,000 brings it into the next price band which may generate more interest. Otherwise, you could pay to get the works done.0

            Regarding sending offer details to your mum’s ex, have you asked them to include your mum in all correspondence too?
 I had a similar experience recently where I (female) negotiated and agreed a house purchase in my name only but viewed with my boyfriend. I don’t remember giving his details but the memorandum of sale was sent directly to his email with me CC’d in!
 Sorted out with a quick call to the EA asking them to please only address me but still felt it was a little sexist.Debt free October 2020 🎉FTB 12 2020 🥳

            I'm in the process of buying a similar sounding house, 3 bed semi not been updated since the 70s.
 Compared to sold prices in the area I felt this one was already priced to reflect the condition (similar sized with kitchen/bathroom/flooring done were around £15,000 more.)
 Perhaps drop the asking price to reflect the work needed?
 However, it is obviously getting viewings at this current asking price so perhaps its more that your mum needs to decide what it's worth and have that as her minimum she will take. Base it on what people have offered. The people who kept coming back with raised offers are a good one to look at as they were clearly trying a low offer but upped it to what was probably their maximum for that house.
 It does help people to know your lowest you will accept. I previously liked a house on for £10,000 over my budget, I rang the agents to tell them this and ask if it would even be worth viewing. They asked the vendor who said sadly not. No time wasted as they knew their lowest. They did come back two weeks later to say they now would go that low but I'd already found somewhere else1
