New Regulation on Roof Forces me into a Slate I Can;t Afford.

Hi all,

A few catafories my issue fits of which I hope this to be most appropriate. Thank you any help and apologies if there is a more appropriate location.

Key items:

Roof requires replacing, likely purlins etc... - Structural engineer visiting due to large span and existing structure 80+ years old..

Building estimates with option for natural slate and alternative being received.

Planning permission started due to being in a 'Conservation' area.

Predominantly wear and tear but upon invesigation following a storm the only realistic route is full replacement of the roof.

Issue:

I had budgets previously as have been aware the roof was an issue in the medium term but recently the council have restricted the roof covering material due to the poroperty being within a conservation area.

I was struggling to get the money together for the original repair, but the forcing of the partocular slate pushes the cost beyond what I am able to afford even considering the high rate loan due to recently starting as self-employed.

Question:

Is there a route I am able to take for help for the cost due to regulation changes outside of my control and only applicable to a small location (not even convinced it can be legally enforced but want to honour the intention of it).

    Sadly there is far more demand than grants available and they are likely to go to listed buildings.  Do explore 'look-alike' slates.  How much new slate is needed and how much can be reused?
    I wonder if there is any mileage in looking to this green deal insulation scheme and getting the roof insulated at the same time?  It may depend on details of the cost and the scheme and how they look at costs for the insulation bit compared to the whole job.

  • Can the roof not be repaired in places to buy you more time to save for the roof replacement?
    Have you had any local roofers come, look and quote.
    Mortgage started 2020, aiming to clear 31/12/2029.
