Just had a quick look at the one for my home, it's currently 69 but could move up to 77. For that I would need to spend upto £4,500 on changing my boiler and having cavity wall insulation and I would save £501 over 3 years (estimated).
My home is 110 years old, middle floor, end building tenement. There is no way I'm changing / adding to the fabric of this building.
Unfortunately, I'm still waiting for the gas / electric supplier to update the meter numbers to my home otherwise I could say what I am actually spending.
I paid absolutely no attention to the EPC and having lived in a few flats up here, I'm confident my gas / electric usage will be nearly the same as the last two rentals; under £20pm for gas and about £28pm for electric.
40 years of one gas fire in the whole property, no GCH and no DG means it's normal for me to put an extra jumper on or a blanket over my legs, rather than hitting the GCH on button. The last 4 years of having GCH and DG hasn't seen a change in that regard, heating goes on for an hour if it's really cold eg sub 0 and I've no plans to change now I'm in my own home.
I know I'm in the minority, but I can't shake off all I've ever known over the years just because it's now available.Mortgage started 2020, aiming to clear 31/12/2029.0 -
I agree with previous comments that EPCs are quite often pretty much guesswork and algorithms but with single glazing and night storage heaters your EPC score will be very low, regardless of whatever else you have. You might just scrape an E grade on a very good day with a surveyor who doesn't make much effort to look around. Anyone viewing your house would be able to see the single glazing and the storage heaters anyway so it doesn't really matter that much.0

I Always looked at EPC ratings when looking at property, but after just getting an EPC on 2 properties think i will ignore it in future and just check everything out myself. Its called an EPC and meant to be based on Energy efficiency etc but one property we just got it done on came back with a C and basically said you can improve it upto a B if get Solar Panels & Water etc but thats not possible anyway as an end house and no roof space to do it and not even a good direction so wouldnt be worth the what 2 panels that could fit on the roof. Where as the second house i had done has solar panels already (not owned done on a rent a roof scheme) and has a solar immersion unit which redirects electric going back to the grid to the water tank which heats water 10 degrees higher than gas does so Gas comes on at 6pm realises water hot already and turns off so not used to heat water when there is some sun or alot of sun etc. But as the solar panels are not owned doesnt count towards EPC? Fare enough i dont get the government payments for electric generation, but get free Electric in day and hot water but this doesnt count towards rating, although i am saving electric & Gas how stupid is that? also as have those facilities already although not counted there is no option in EPC to improve to a B rating etc as those options are not available so best i can get is a C. Just think this is a stupid system, does that mean if i get my neighbour to buy all my lights in house so i dont own them and they are not energy saving it wont lower my rating for that as not included?
