Estate Agent Says No Interest In 2 Months Since We Accepted Offer

If i got even a hint that a vendor/EA was continuing to market a property that I'd agreed a price on I'd drop the house like a shot and go and look elsewhere. If I was feeling really spiteful I might not even tell the vendor I was doing that.Put another way, how would you feel if you found out your buyer was continuing to look at other houses after you accepted their offer?9

How strange 2 months in to be so concerned they are not marketing property. 99% of people would expect the property to no longer be marketed unless the offer was accepted on the basis of being still marketed of course?1

What would be the point?
Suppose someone had called a week after you accepted the offer. By now, that person has probably found another house anyway.As others said, if your sale falls through the house goes straight back on Rightmove. These days buyers are looking on there for newly listed properties or have email alerts set up. The days of needing the agent’s list of prospective buyers to sell a house are gone.1 -
Continuing to market a property when the sale’s already under way was the kind of practice that used to get estate agents a really bad reputation, back in the day. I heard it described as ‘setting up the gazumping championships’. Sure, your EA works for you, but that shouldn’t extend to unethical practices on your behalf.
You don’t mention any particular concerns about your current buyer, so I’m wondering why this is an issue for you at all.

You accepted an offer, someone started the process of buying your house and presumably is spending money, while you want to hear other offers so you can get more? There are a few words for that, none of them pleasant.
If you didn't like the offer, why did you accept it?
You accepted so the house is off the market, which is fair.4 -
I put my flat on the market and had 15 views lined up after 2 days. On day 2 I got an offer which I accepted on day 3. At that point, all the other viewings were cancelled (but details kept on file) and all my solicitors efforts were on getting the sale completed. I'm really not sure why you are considering "alternative buyers"? Are you hoping that someone is going to put in a better offer? If so, that is a bit off.2

I can say 100% all of the things that give EA's a bad rep were the fault of the vendors and buyers. We never encouraged gazumping, far from it. We would often find that vendors would remarket their homes after we'd agreed an offer - either having taken numbers of previous viewers or in some cases going back on the market via another agent! Not so easy today, this was pre internet days.Buyers putting offers in on several properties at a time was another one, I expect that still happens.Vendors deciding to increase their asking price after agreeing an offer was quite common too, especially just before they were due to exchange.Also doing private deals with buyers behind our backs, but we would find out and we would go legal for breach of contract (they'd usualy settle up at that point).0 -
