I am interested in buying a flat privately from a friend. We have settled on a price pending survey. Their will be no mortgage involved , There has been no home report carried out, I am now reading that there must be one even if it is a private sale. Any advice greately received. Thanks

Where are you reading it? It's not accurate anyway, a Home Report is only needed if a property is marketed. Strictly speaking the seller still needs to provide an EPC.
Nobody else is policing this in reality though so it's up for negotiation between you.1 -
Indeed, but make sure a scottish solicitor sorts out the transaction (including money going through him) and paperwork.Yes, I was in same circumstances and my solicitor also informed me no home report needed. Then person saying they'd definitely offer £xxxk actually offered, via solicitors, less... it's back on the market0
