House or Flat?

Hello all,

A bit of background - I'm married a first time buyer  and looking for a place in Woking.

The situation here is that there are two options and we are struggling to decide whichever is the best option.

I'm considering buying a end terrace house , which is an ex-council house built 45 years ago with 2 large bedroom and 40ft garden but the current owner upgraded heating etc but require a bit work on the bathroom and kitchen only otherwise and a lot of storages with total size dimension 830sqm. The market value is around 320k  on zoopla which is the price we agreed which is around 1.1 mile away from town centre but better primary school option.

I'm also looking at a two bed flat on the 2nd floor in the town centre which the price 300k reduced from 325k  with 712sqm in the city centre in premium location easy to commute to London by train and  built by barrat homes with long leasehold , the service and ground total is 2100 currently. The current zoopla estimation for the flat is 335k.

So considering both nice ex-council house and flat which one of these would you prefer? 

Please note the ex-council house area still having %44 social housing out of 120 flat/houses.

    Which I would prefer is irrelevant. I don't have to live in either of them.

    Which would YOU prefer?
    Would you prefer to pay the extra (both in purchase price and ongoing costs) for the "premium location" and the convenience?
    Or would you prefer a house with a garden?

    You mention primary schools, but do you currently have a kid? Who's to say the school situation will be the same in six years time?

    House for me every time, especially with a garden. How much would you need/use the town centre amenities/transport?

    As I'm currently living through the ESW1 fallout of the Grenfell scandal (and look into this if you don't know what I'm talking about and want to buy a flat), I would wholeheartedly recommend you buy the house.

    House every time for us.

    Although we would be very wary of the area having lived in an ex local authority house before and been stung by bad neighbours and a not great area. I would have to do a lot of research into the area before comitting.

    Nothing you have said about the flat makes it jump out as being better value than the house.
    Mortgage started 2020, aiming to clear 31/12/2029.

    I had to rent a two bedroomed flat once, which cost the same as a two bedroomed house.  Never again would I entertain living in one.  The neighbours had loud arguments and then sex between 2-4am.   Then banged on the ceiling when I was putting my child to bed at 9pm as that apparently wasn't acceptable.  We then had the alcoholic downstairs who set off the firealarms weekly cooking once he came home !!!!!! at midnight.
    This was a lovely block in a nice suburb, expensive rent.

  • I'd always go for a house over a flat. I'm most cases easier to resell and the outside space is a massive bonus.

    I've rented flats previously and whilst I loved my last one I'd never have bought it. Whilst the upstairs neighbours weren't particularly loud every night around 7 it sounded like they were rearranging the furniture.

    one note here, it cannot be 830 sqm unless you're buying a decent size castle!
