I got an AIP from Natwest, like the OP. From what I've been told Natwest are very risk-averse. Unfortunately when I went to apply the following week the amount they could lend me dropped (5x to 4.5x) due to affordability. No idea why. I have £47 on my only credit card, never had a default, never missed a payment, never used more than 15% of my limit, pay it off in full every month. Never had a loan, never had car on finance, never used an overdraft. Permanent job, never furloughed, no dependents. The advisor at Natwest was so so helpful but couldn't figure out why it had dropped.happysellerbuyer said:Just remember that when you apply for the mortgage you will not get the full amount as in AIP.
Scared me into tightening my budget a bit if I the cheaper house I'm going for falls through.
Went to Halifax, they gave me what the AIP said (4.75x).0
