If you have symptoms you cannot complete and are in breach of contract. That is if you own up to having symptoms of course - you could arguably move in this scenario if you don’t require removals or contact with anyone and new house is empty, but nobody could move into yours... But bottom line is Covid Symptoms would mean chain could not complete. Therefore to exchange early now solicitors have to put Covid waivers into the contracts to ensure nobody is in breach. But it’s a lot of work and pretty pointless given Covid leaves uncertainty over completion anyway regardless of when you exchange,,,,Rambosmum said:It was definitely a thing pre-covid (completing and exchanging on the same day) but it seems more common with COVID. I suspect it is partially because if you came down with COVID, or suspected COVID the day before the move, you would be placing multiple people at risk but would essentially be forced to complete regardless. Alongside other covid related financial risks, no-notice redundancy etc. Doing it all the same day reduces risk all round, particularly in a committed chain.0 -
We have had our exchange pushed to the day before completion....so super stressed, we are meant to complete on Thursday !!Kate
