Seen dream house, but waiting to sell......

Seen the ideal house on the market, but due to the increase workload of estate agents, they have only managed to come round today to take photos, measure up and complete the EPC. All going well, we should be on RM etc by tomorrow afternoon.
Just wondered if anyone else has been in this position where they have seen their perfect home listed for sale, but not been in a position to do anything straight away. How did it pan out? Did you get the awful jitters checking RM to see whether it was still for sale each day?

Some will accept an offer, the vast majority won't. I certainly don't advise it for numerous reasons.
With your, price realistically, keep it tidy, make sure there's a good first impression, be friendly and chatty to viewers, check the particulars and floor plan with a fine tooth comb that they've not messed anything up, search to make sure yours comes up, that's about all you can do!2024 wins: *must start comping again!*2 -

Yup, I think we are priced very well (will soon find out tomorrow when we go live!). Luckily ours will be a 1st time buyers property or investor. The property we are looking at will be the forever home. I suppose what's meant to be will be.

The EA will already be in contact with potential buyers on it's books. RM may generate a lot of online views but far less genuine interest.0

Thats the risk of looking at houses before you're realistically in a position to start putting in offers.
I think most people are guilty of it. We're looking to get ours on the market soon but are still in the 'smartening it up for selling' stage, but i've already started saving properties I like the look of in the hope of the small chance they might still be available when we eventually do come to looking!0 -
yeah. ive seen three 'dream / forever homes' sell since i put mine on the market last monday. its silly but missing out on one of them made me cry ------ and i hadnt even viewed it!!

Last year I found the perfect bungalow, my house was not on the market, told the estate agent I was very interested in the bungalow, but would not make a offer until my house was sold.
I put my house on with the same estate agent and 3 days later was able to make a offer on the bungalow as my house sold to the first person to view.
I put my house on at a reasonable price and cleaned and hid all the junk.
I am now sitting in my nice bungalow. Hope you are lucky with your dream house
PS I still look at Rightmove, it’s my hobby.

I put my house on the market earlier this year. It was sole destroying to have so many people wanting my property but they had not yet put there home on the market. Then Covid struck! People who had been told they would sell in 2 weeks were still up for sale weeks later. I then had Virtual viewings and someone bought but it has been a sressful few months. I would never accept an offer from someone who had not sold.

Feb 2008, 20year lifetime tracker with "Sproggit and Sylvester"... 0.14% + base for 2 years, then 0.99% + base for life of mortgage...base was 5.5% in 2008...but not for long. Credit to my mortgage broker0 -

Yeah. Didn't work out well for us unfortunately. The house sold whilst we were choosing agents/getting photos done etc. If I could go back I would have put an decent un-proceedable offer on the table as that might have made the vendor wait out for us to sell rather than accept the offer he did (less than ours would have been). There was a 2 week gap between them accepting an offer and us selling our house. I mean it might not have made any difference, but I regret not trying.
We sent a note to the vendor asking them to consider us if the current buyer is to pull out, and he emailed back and said he would do. Every time I get an email I hope it's from him saying the buyers have backed out. No other houses have come up that we are even remotely interested in. Many tears have been shed over that house, and I expect a few more will too! We are now SSTC and have the pressure of buyers waiting for us to find somewhere.
