DWH - Kitchen upgrade, Silver, Gold or Pearl?

Hi all,

We're in the process of buying a new DWH but have a query with the kitchen upgrades and hoping someone can help pls.

They have offered us a Gold upgrade  but when I compared it with silver, it is exactly the same kitchen units, just with an additional washer dryer, splash back and slightly different sink with a price tag of £4kish.

Now, the kitchen we actually want is from the pearl range (no surprise there). I haven't asked how much the difference is, but does anyone know how much it would be? Or if they have managed to get the gold kitchen but were allowed to get the pearl kitchen upgrade? FYI, the pearl kitchen has different units, a wine cooler and slightly diff hood and sink which i'm not really fussed about.

Also, i'm not sure if anyone has managed to purchase a new build without the kitchen and you fit this later (Wren/magent/howdens etc) as they are much better then the moores kitchens i've seen.

Any help appreciated.

Doubt you would be able to get a mortgage without a kitchen.
Doubt the developer would sell you a property without it being completed (including kitchen), they would unlikely get CML.

Unless your kitchen costs many thousands and is solid wood handmade, most units that are sold are laminate chipboard, just different colours.

I doubt anyone on here will know the difference in price from Gold to Pearl on the particular property you are looking at, but I would ask for free upgrade as a sales incentive - the developer should be able to block the VAT on sales incentives than purchasers upgrades, so there should be a bit of wiggle room.
  • ok, thanks. I was just checking if it was possible to buy a new build without teh kitchen...I didn't think it would be, so good to check :)
  • Also, I'm a sucker for research and I have already compared all the diff kitchen styles (online/VR) already before purchasing so hoping someone has done something similar..
Since writing this thread, I have emailed the kitchen manufacture direct and they said it's fairly easy to change the doors once you move in (which should change the kitchen style slightly to what we prefer). It'll depend on which width of the units they use to match up with which doors you can have.

You can not buy a new build without a kitchen. The property has to be kitted out to get CMLed.

Have a word with the sales team. They might be able to get you that upgrade to the "pearl" kitchen range as part of your incentives package.

If all else fails then you can switch the cupboard doors to suit your style. The kitchen in our DWH new build is by Symphony kitchens.
  • Thanks. I think changing the doors is Quite an easy option later on if we need to worse case.

I did see somewhere there was 3 kitchen manufactures. I’ve had symphony kitchen in a previous new build and they were quite good.

Is pearl better than gold? Gotta love marketing.
  • Haha.
