House sale / rental Should I go the extra mile and paint the dado and skirting board?

Words of wisdom please, I am currently redecorating a house which will either be going up for sale or going on the rental market, currently repainted the coving, re-linned the walls to be pained in "oatmeal biscuit" (grey /hint of beige) but should I go the extra mile and paint the dado rail and the skirting board, currently they are in pretty good clean condition with a few nicks here and there they are wood stained....

Definitely wouldn't paint over wood stain/varnish as I much prefer it like this & to be able to see the wood grain rather than painted surfaces. Wood finish is so much easier to look after in the long term & to me it adds a more homely & natural feel to a property, especially period properties, which this one appears to be.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.1 -
Personally I prefer painted wood surfaces. It's not a quick job and you are likely to regret doing it if you start as it seems to go on and on. How far are you going in refurbing? I would also replace door furniture, wall sockets/light sockets and that carpet.1

I like to see wood in it's natural state with some wax applied to protect it. But to get all that varnish off yours to achieve this would be a long laborious job with little benefit to you if you plan to sell or rent it out.
As you are selling I would be inclined to just leave it as it is and let the next owners tackle the job.1 -
Thank you all for your replies, the carpet is going the light switches are been replaced, the light fittings currently do not have their glass fittings attached, as they have been in the dish washer, so they do look a lot nicer with those attached.theonlywayisup said:Personally I prefer painted wood surfaces. I'm basically giving the place a good overhaul, new bathroom, new cooker, hob, extractor fan, repaint halls stairs, landing and bedroom, then new carpets.
All furniture will be removed, as the house will he let as unfurnished.
Basically it has been rented out for the past 10 years, but going to list for sale for a couple of months, see if that brings a sale, if not, then it will be up for letting.!!!!! Lifes wonderful !!!!!0 -
It's all a matter of personal taste, I much prefer white doors and skirting. I dont like dado rails, if it were me they would be removed.
However you arent going to live there so take the easy option.
The new buyers can sort it or the tenants can live with it.1 -
personally if you are trying to sell it I would paint them white, it makes it much easier for people to see themselves in a neutral home rather than one decorated to the previous owners taste and therefore makes it easier to sell

I wouldn't try to paint the woodwork but would touch in the damaged areas.

Looks dated with the wood finish ,prime and seal it with zissner bullseye paint then a couple of coats of satin finish0

i've never bought a house yet based on the decor, and doubt I ever will. so no, leave it as it is, the new owner can do that if they want, as long as its tidy that'll do1
