a few questions...renting.

I need to move into a new flat but I need a deposit...I have a bad credit history due to missed bill payments, i'm not on the electoral roll and have been refused quite a few loans, are there any companies anyone would recommend?
Also, this is probably a silly question. but the months rent in advance you initially pay...do you still have to pay the first month? i can't remember, i think i did in the past. but what is this money for? do you get it back when you move out in the form of a free month? because i've never received any of these free months if so.
When haggling rent price, how much is the norm? i'm looking at £550-575 range but would like to pay £500 ideally.

Thanks for any advice.- You will need a months deposit and a months rent (2 months up front)
- You would get the deposit back assuming you leave the house in the same condition or better as when you moved in
- Try offering your 500 pounds. If they accept then you are paying less, if they reject and you really like the place then you could offer more or find another place
- Regarding the credit check, you cant use a company of your choice, the estate agent will use a comany they are familuar with. There are ways round this if you have really bad credit. I know some who pay 6 months rent in advance (although you may not be able to afford this) but speak to the EA and see how you go. It may be that the property is empty / has been for a while and the LL is happy to get a tenant.
