    Rather than show your cards, say "if we could come to an agreement on price, would you consider taking it off the market until we've sold, or offering a grace period in which we could try to sell and while it's off the market?"

    I would not actually arrange an offer through the EA yet until you know the vendors are likely to agree to it in theory. If they decline and you have an offer on the table, it will make it much more appealing to others viewers, it'll set a benchmark, and it gives you less wriggle room on yours.

    I know plenty of people that have been in similar situations and had offers accepted. Make a fair offer and good luck!

    From your post I gather that you are putting up your house on the market because you loved the other house and want to purchase that.
    both you and your vendor have the same EA. Im wondering, since EA knows this, doesn't that bring in some conflict of interest here? 
    So OP, if your vendor gets an offer they cant refuse, would you scrap your house selling plans? 
    Armed with this knowledge, EA may have bias towards you, though in theory, EA should be fair and have duty of care towards their client ( your vendor in this case)

    Is it the one from the 16th that was overpriced so any offer is likley to be low and they have a lot of time to wait if their new build is not ready for 6month+.

    I haven't agreed to go with the same EA yet, i just had them round to value yesterday and have two more valuations today. If its best not to go with the same vendor as the seller, I can choose another EA? I'm still going to market my property even if this one doesnt happen as its made me realise I'm ready to move and would like to be in a more proceedable position the next time. I have seen another house which the vendors EA is aware of and they've sent me another which I didnt go see as it was on a street I know I dont like.

    Yes its the one from the 16th. Im beginning to fall for it more and more and willing to accept the building noise for a short period and i've had a quote to return a privacy to the back garden which was my main downside of the works behind the home. Therefore, I was thinking of making an offer on the region of £678k
