Delayed exchange - new build PX

As the title says we are pxing with a developer for a new build. Purchase side is ready to go but their solicitors have been rubbish - searches on our current property weren’t applied for till late so haven’t returned, and at 6pm yesterday they came back disputing some of our responses, the content of their issues were wrong on pretty much every point raised. Our ‘unconditional exchange’ was due to be today with completion next week, however I can’t see how it’s going to happen with the hold-ups on their side.

Site have said they know we have done everything in our power to meet the date so everything ‘should be fine’ but I’m concerned it could all fall down due to lack of exchange, even though it’s their side not ours. Anyone else missed these ‘unconditional exchange’ dates with developers?

I know a completion date is set in stone and exchange dates usually get pushed out due to legal work so I’m assuming we aren’t in any major risk of losing the house?

Thanks in advance.

Provided they know that you are progressing with the purchase then they won't remarket the house.

We exchanged and completed on the same day when we part exchanged against a new build last year. Don't worry about it.

@RelievedSheff thanks, our solicitor doesn’t want us to PX and complete on the same day but I think this may be where we are heading! Hoping for some news soon, only 21 working days since reservation and all done apart from a couple of additional enquiries and their searches so can’t really complain I suppose!

Sounds like you are moving on just fine. Don't panic.

We were 3.5 weeks from reservation to moving in. We didn't have time to panic  :)
