Asking vs redline prices!

Is there any evidence around, rather than just anecdotal stuff, for what the percentage difference is between what sellers ask for and what they're prepared to accept?

I grant that this may vary somewhat according to the state of the market but I'd be fascinated to know whether there are any (estate agent) industry figures on this.

    Not sure on this, but you should state the location you are in.
    Each area will be different.
    London, Manchester, Glasgow, Dublin or any other location will all be different from each other.

    As you state as well, the market will also affect this results

    Just below the list of actual sale prices and above the map are three boxes - sales to asking price ratio, viewings to sale ratio and monthly price change :)

    Just tried for two properties I won and found nothing in either area.
    Wonder how accurate the information is

    The Times prints this for the areas they look at in that terrible property suppliment they do on a Friday.

    It usually works out that places go for 8-11% less than asking IIRC.

    No idea about accuracy. I suspect not very - how to measure places that tried to be sold through an Estate Agent before being reposessed and then sold at auction for example? Or taken off with one agency and put on with another at a more 'realistic' price.

    Agree; each house has to be taken on it's own merit.
