Buying land with garage without solicitors

Hi all,
I'm seeking an advice on how to buy a land without paying for the legal advice.
I just bought a house here in England (end of the terrace) that has an adjacent land with a garage that used to be part of the property but in 2015 the previous owner decided to sell it. Its a freehold land. I spoke with the owner of the land who is willing to sell it to me without using solicitors to save money. Im putting together my last money (£22,000.0) for this purchase so paying £700 for solicitors fees seems quite steep. Yes I'm buying it cash with no loan or mortgage so assuming this will simplify things.
Please can someone advise me on what steps me and the buyer need to approach for the sale to be fully successful? What forms we need to fill and how to reunite the existing house with the land that used to be part of the property?

£700 may yet seem very cheap. If you don't know what you're doing, you run the risk of your £22k going to waste if you don't buy what you think you're buying, or if you don't register the land properly.

(check here for £3)* is the land entirely separate or is it part of a larger plot (eg incorporated into the registered title of the land/house the other side)?Assuming: no, yes, and separate, then you need to submit forms to the Land Registry:AP1TR1ID1

Are you joking? You want to negotiate the legal system of a country with property laws dating back hundreds of years on a land purchase in a second language? English is my first language, but there is no way I would try to do my own conveyancing. It's just not worth it, especially for 3% of your purchase price.
