So the seller was willing to accept a low price last time, they may well be this time . Go in at 15% under and see what they say, you can always up it.1

That was our thinking, but we've seen so many people say they'd be so offended by a low offer that they wouldn't entertain the buyer again, that we were beginning to doubt ourselves.0

I think you need to factor the complication in as it may not be a deal breaker for you now but what about when you come to sell?PointyMcguire said:

It's hard to explain without giving too much detail, but the complication arises from current circumstance rather than something specific to the house so would not be of impact to us if we were to sell later on down the line.ElizabethRose said:

why din't you ask the EA why the increase in price compared to last time?
They should be able to articulate an answer for you. People don't just go crazy like that without a good reason.0 -
We did and were just told it had previously been grossly undervalued, which was fairly unhelpful and is ultimately subjective anyway. We've managed to get further info from the previous agent, which supports our feelings on the pricing, but obviously it'll ultimately be down to the vendor.eidand said:why din't you ask the EA why the increase in price compared to last time?
